  Why Do You Need A Buyer's Agent?

When you are selling a property, and you enter into a listing agreement with a real estate broker to sell that property, the broker becomes your agent. The broker is legally bound to act in your best interest, to follow your instructions, and to obtain the highest possible price for your property.

However, when you’re the Buyer of that property, that same broker is still trying to get the highest possible price for the seller. The broker is required to be honest with you. The broker’s loyalty, without a separate agreement, is focused on obtaining the most money for the seller!

When you, the Buyer, have an agreement with a Buyer’s Agent, that agent becomes your agent. He / She represents your best interests in the real estate transaction. A Buyer’s Agent is legally required to represent your best interests, to follow your instructions, and to obtain for you, the property you want to purchase at the best possible price and terms.

What a Buyers Agent Does

Represents only the buyer in every part of the purchase process.

Provides the buyer professional advice and guidance in finding the right property at the right price.

Previews properties to ensure they meet the buyer’s requirements.

Besides those properties that are listed on a Multiple Listing Service, buyer agents can seek out and represent their clients on For Sale By Owner, Bank-Owned, and any other type of property.

Researches the property, the seller, and the market conditions, to enable the buyer to purchase at the best price.

Provides an honest analysis of each property, including both good and bad points.

Assists in preparing an offer to purchase the property with terms favorable to the buyer.

Assists the buyer in contacting the professionals necessary to complete the purchase, including financing, insurance and inspections.

Monitors performance of all parties involved in the transaction to ensure services are performed professionally and timely.

Reviews all documents for accuracy.

Accompanies buyer to closing to verify that all terms and conditions of the purchase agreement are met.

How does a buyer agent get paid?

There is no additional cost for using a buyer agent over any other type of agent. The buyer agent is compensated through the transaction in the same fashion as any other cooperating broker who has brought a qualified buyer to the property.
