" Most brokers say: "I charge 6%. Take it our leave it." If you know to ask and are willing to push, some agents will reduce their fee. 

Our view is different. You don't have to twist our arm to get a more reasonable fee. LaGalbo Realty charges a low more reasonable commission that does not compromise the level of service needed to generate the highest possible sales price. 

Some agents claim that if you pay less in commission, you will get substandard service, which in turn could lead to a lower sales price – LaGalbo Realty has proven otherwise. 

Many real estate companies have to spend your commission on: large and fancy offices, franchise fees, brand advertising on national TV and print media (the generic agent standing in front of the generic house), in addition to paying executive perks and upkeep at the corporate headquarters. What does this have to do with you and your house? 

LaGalbo Realty doesn't have to pay any of these extra costs, so we can — and do — put more money towards the tasks that matters most to you: promoting and selling your house! And we charge thousands of dollars less in commissions than most other Realtors.

First Meeting 

We will tour your property and make recommendations for getting it ready for the market. 

Comparative Market Analysis 

We do an extensive study of recent comparable sales as well as properties currently on the market that could be competitors. 


We have the most up-to-date technology at your service to make the sales process more efficient and effective. 


We will place an attractive sign on your property, featuring my direct connect. When a buyer calls off the sign they get directly connected to your agent. 


We will coordinate all showing appointments and follow up with feedback from perspective buyers. 


A large source of potential liability to a seller is in the area of disclosure. Aside from providing the most current statutory disclosure forms, We go several steps further in making sure that my sellers are protected. These steps could include supplementary disclosure forms, general and specialized professional inspections, and written narratives. 

Multiple Listing Service 

Once listed, information about your property is immediately available to over 600 offices and more than 10,000 agents with qualified buyers throughout South Eastern and Central Wisconsin. Just like traditional offices, we share the commission with MLS agents, so they have the same incentive to sell your property as all other properties in the MLS. The cooperating agents earn the same selling commission they are accustomed to receiving because LaGalbo Realty absorbs the "discounted" portion of the total commission. 

We create an online showcase for your home with professional photographs and detailed description. 

We make your home showcase accessible through all the major search engines, including Realtor.com, Zillow, local and national real estate companies.

Multiple Offers 

While there is no guarantee that we will generate multiple offers on your property, we have a track record of doing just that. Each property is different and market conditions can change quickly. But we will set the stage to create a real “buzz” about your property. 


Using our own analysis, as well as the services of mortgage brokers and lenders, we make sure all buyer prospects are pre-qualified and realistic.

Contractual Diligence 

The devil really is in the details. We keep diligent watch over contractual terms, disclosures, contingency deadlines, and overall buyer performance. 


The lines of communication work different at LaGalbo Realty. When a consumer inquires about your home they speak with the listing agent i.e the person YOU hired to sell your home! Doesn’t that make the most business sense? Of course it does but yet almost all the other real estate companies that service real estate in and around Wisconsin do not work that way.

These traditional companies have what is referred to as “office time”. During office time an agent answers the phone waiting for calls to come in for the homes that the company has listed. When a consumer calls, unless they specifically ask for the listing agent, they have to speak with the “on duty” agent. The “on duty” agent is not the listing agent. There are many reason why this system is not ideal.

The on duty agent may not have seen the house ~ It is difficult to represent a property well when you have not seen it. If you are flipping through papers to answer a consumers questions, you are less apt to convert that call to a client. Consumers want information quick! A savvy consumer can tell when an agent does not know their stuff. Many calls do not get converted to clients because of the agents skill level.

Top agents rarely man the phones ~ The agents that typically become the office secretary are the new agents, part time agents, and agents that don’t do much business. Can you picture a top producing Realtor manning the phones waiting to get a new client this way? I didn’t think so!

What if the agent manning the phone has a competing listing? I can tell you from experience when I worked for traditional companies, there were many occasions when I would over hear the “on duty” agent try to steer the buyer to one of their own listings. At LaGalbo Realty our system is designed for the listing agent to take the calls on your listing.

Closing Coordination 

Working with the Title Company, we arrange for the payoff of any existing liens/loans against the property, and deliver instructions for final disposition of seller proceeds. If you expect to close on another property concurrently, we provide the additional coordination as needed. 

Signing of Final Papers 

We will be with you at the closing to make sure that all final documents are correct before signing.

Sure you can pay 6% or more, but why would you??
