There is some merit on why an agent would choose to work for one company over another. The reason I chose to open my own firm is because I wanted to have control over my business. After working under the corporate mantra of local and national real estate firms from 1994 to 2001,  I decided a change was necessary if I wanted to take my real estate business to the next level.

One of the best decisions of my life was to open LaGalbo Realty in 2002. LaGalbo Realty’s structure is much different than “traditional” companies.  As owner and operator of LaGalbo Realty I am empowered to make my own business decisions. This is what I wanted…to have complete control over how I run my business.

Big Box vs LaGalbo Realty

 
An Agent that works for the “Big Box” firm will generally be working there for one of three reason and none of which benefit you the client. One; they are new and work there to gain more information or are in constant training. Two; they have a friend that works there. Or three; they believe that the name recognition will benefit them in their personal career. I ask, does any one of those reasons benefit you the buyer or seller.
 
Your only check in this industry is your Agent. We all have the same MLS. Even your big company Agent is all you get with a big company, not the company itself. There are not 200 other agents at big company real estate firm doing anything about your listing you happen to just have with one of their co agents. 
 
So don't get fooled by size or volume - it does not matter. It is quality and skill and what you do with it.
 
Who calls the shots?

In the “traditional” system the agent relies on the owner or manager to call all the shots.  How a property is marketed and advertised is up to the company and NOT the agent. Working with Anthony LaGalbo as owner and operator of LaGalbo Realty, he is the individual you hire to sell your home and will be making all the business decisions on what is best to accomplish your goals.  

Communication 

In real estate, the goal is to always sell your own listings. The sellers, after all are your clients and have paid you well to perform. Two of the many reasons why Anthony LaGalbo is the best Realtor in The Greater Milwaukee area is because of his skills as a Real Estate Broker along with his lines of communication.

The lines of communication work different at LaGalbo Realty. When a consumer inquires about your home they ALWAYS speak with the listing agent i.e the person YOU hired to sell your home! Doesn’t that make the most business sense? Of course it does but yet almost all the other real estate companies that service real estate in and around Wisconsin do not work that way.

These traditional companies have what is referred to as “office time”. During office time an agent answers the phone waiting for calls to come in for the homes that the company has listed. When a consumer calls, unless they specifically ask for the listing agent, they have to speak with the “on duty” agent. The “on duty” agent is not the listing agent. There are many reason why this system is not ideal.

The on duty agent may not have seen the house ~ It is difficult to represent a property well when you have not seen it. If you are flipping through papers to answer a consumers questions, you are less apt to convert that call to a client. Consumers want information quick! A savvy consumer can tell when an agent does not know their stuff. Many calls do not get converted to clients because of the agents skill level.

Top agents rarely man the phones ~ The agents that typically become the office secretary are the new agents, part time agents, and agents that don’t do much business. Can you picture a top producing Realtor manning the phones waiting to get a new client this way? I didn’t think so!

What if the agent manning the phone has a competing listing? I can tell you from experience when I worked for traditional companies, there were many occasions when I would over hear the “on duty” agent try to steer the buyer to one of their own listings. At LaGalbo Realty our system is designed for the listing agent to take ALL the calls on your listing.

The real estate firm you choose to work with is far less important than the Realtor® you choose to work with.
